Hey @Rio Nance you’re casting a pretty wide net with your question, since it's not specific to an area or city, but I’ll share based on what I'm seeing.

Instead, start by sharing why you’re interested and ask questions to understand the seller’s motivation like, ‘Why do you think it hasn’t sold yet?’

People don’t want to share their quiet neighborhoods with renters who don’t value peace and quiet and a sense of community.  

You take your share of distributions if/when there is money to share.And then I go back to the person with money.
