But I will still fight for myself a little longer to see if I can possibly get some skin in the game to prevent me from having to swallow that bitter pill or at least maybe a little  lesser tasting pill.

From reading your tomb, I'd say you might be a little too involved - might want to take a chill pill and give 'em some space.

I will say that we do still have two properties that are currently on Airbnb, and those two properties in particular we haven't had much of an issue with.Compare that to the nightmare rental we had in Pill Hill (which was the source of probably 2/3 of the horror stories, yet identically furnished), and I think the consensus through this thread is that it's all about location.

I want to do right by everyone involved but getting sued into buying a house is a unmanageable pill to swallow. 

Forget getting a license or pilling more onto your plate.  

As soon as you pop that can of worms, be prepared to go fishing for existing issues with the property that may need to be brought up to current IBC, Residential may maen proper handrails and accessibility egresses, whereas Commercial may be a bigger pill to swallow going so far as sprinkler and fire suppression systems.

If you neglected to protect yourself in the lease, then you the owner are responsible.I know the situation is a tough pill to swallow, but chalk this up as an expensive learning fee and update your lease to protect yourself in the future.
