The intersection is a T and the new road leads directly into an apartment complex, about 300 units.

I normally drive the area first because I want our signs in the highest traffic areas (schools, malls, parks, restaurants, busy intersections).

I am seeking some advice from experienced investors on weather they would take this deal and let the tenant pay down the debt and sit and let the property appreciate, I did not mention that this property sits on a major highway and at an intersection of a steadily growing area.

When I do my calculations on that property with the 1.3 DCR - I cash-flow hardly anything and it becomes a pure play on appreciation due to the location being very prime at a busy intersection.

It has around 10 parking spots too.Location is really good with traffic light intersection and full egress on both sides.

I generally think east of the 465 in the 46219 zip code is less 'street by street' and on the southeast quadrant of the intersecting highways is safer to generalize as a better area.
