I ended up deducting $781 from their security to deposit to make certain repairs, having the unit cleaned, and to have the place fumigated as they infested the unit with roaches.

heres the list if your interested lightbulb out- when she moved in it was out and. i told her i would fix it and i forgot so this was on medoor trim was cracked- non-issue, and was like that when she moved in but i fixed it anyway because it was splintering and could had been a safety hazardshe said it was infested with bugs- this i think was BS but I exterminated anyways because the place had beenvvacant for some months before she was thereshe said she was hearing animals in the walls-i called an exterminator.

That just doesn't seem right for the seller to keep it and not use it for repairs.The security deposit was $800 and the damage includes significant water damage around the tub, two cats who used every vertical surface as their personal scratching posts (pet deposit = $1), and infestation due to extremely poor housekeeping.

This was confirmed by the exterminator to be the source of the bed bugs and he said he had them for a while without notifying us, causing the infestation to be worse than it could have been had he spoken up.

Since DFW is a heavily investor infested market, all the good burbs with year over year capital appreciation are already selling at a premium and hoping for a 1% rental yield does not seem realistic.Hence, my though since last few days has been to compromise a little bit on both fronts and buy something in a burb where there is a hope of capital appreciation and a rental yield of .85% or more.
