In the current market you may find the third R as the most difficult with current home values and interest rates, but it is not impossible!  

If its a VA outside the US, commission only is almost impossible to do (I run large call center outside the US that does this every day).

I saw a reply on this thread that said that area is tough to get around the HOA restrictions that don’t allow Airbnbs, however I have stayed in Crossroads at airbnbs in the past so I know it isn’t impossible.

I actually do need to find a property in the next 90 days due to my work situation changing, but it seems like an almost impossible task.

As you network with people interested in an off market deal, you can creat a FB private page or send a mass email to help find buyers, but again the front end of finding the properties can be challenging (but not impossible!).

It is impossible to time the market.

They are beautiful to look at  Because of a shoreline act passed it is impossible to change their footprint because some these would not be allowed to be built on today. 

Like I said I live in Miami FL and the properties are so expensive it’s impossible to cash flow anything here.
