Has anyone successfully implemented submetering in a similar situation?

Perhaps the tenant is using too much TP but reading your follow up posts suggests your home has deferred maintenance issues you’re unwilling to properly repair and only willing to implement duct tape level corrections. 

I too usually tell people to start with more of a turnkey property or a light cosmetic rehab.

You can put less money down (allows you to put money towards more properties), live in the unit for a year, add some light renovations, and refinance.

White is also still popular in flips due to buyers being able to change it easier upon closing or if lighting is poor and the space needs to be brightened up.  

I have been a renter for decades and I am a bargain shopper (save money) and if this is something I can implement in my life, so be it.

Can you throw some light on the market there when it comes to cash flow and appreciation.

I suspect the jobs market and economic data is going to come to light after the election which will show the economy is not as good as we thought and potentially provide a little more relief on interest rates.
