Maybe if all of the white space was taking away and add like a lite gray in the box that people have their posts in would really help making it easier on the eyes.

I have been trying to work it via the internet but there seems to be a lot of gray, which stands to reason in the field of Tax.I am not sure if it matters but we are an LLC.

And I'm not too proud to ask for advice, so here I am :) I do have hardlined "principles" for denial for some items like felonies, evictions, and income, but credit is a gray area for me.Anyway, I have an applicant that I get a good gut feel from, has no criminal history, has no evictions, and the pay stub indicates the income is 4.5x the monthly rent.

Sounds a little like passing the buck to me...Wholesaling is a very gray area in real estate investing because many times there is no value being added by the B in the transaction.

There have been issues with lost rents where tenants miss portions of rent and leave owing more than a month's rent as well, but that is a gray area where I give them the benefit of the doubt.
