A handy guy did some heat and hot water maintenance in a triplex property for me.

I feared what she was up to, but didn't even know where the key for that house was after 9.5 years.On 10/3/18, I received a call from the City, which provides gas for heat, water, sewer, trash.

I don’t know yet about the water heater or heat pump .

We recently experienced this exact scenario...the landlord hadn’t raised rents in almost 30 years and the tenants had heat/hot water included!  

HVAC and forced heat?

When I say that’s all that I do, let me tell you what to expect in the life of a landlord and all that they do. 3 am Christmas Eve Tenants call-Furnace went out.I get up, phone calls made, emergency call, expensive triple overtime to the Heating Contractor, Tenant has heat.

But if its in my name I can keep an eye on the bill to ensure they are using heat to keep the pipes from freezing and making sure there are no bad leaks (if bill goes to high). 

He ate Ramen noodles and oatmeal every day.

I know there are incentives or rebates through focus on energy, but with that program we cannot replace any of our heaters since they do not have incentives for electric base boards heaters and you need to replace your heating source with the same heating technology.

I could have put a bandaid on as it still worked but I pride my houses in being higher end and good quality.As we continued with the house, I ended up putting in over the top finishes such as heated tile floors in the master bath and sound insulation under the hardwood floors to reduce noise transmission to basement.
