At the beginning of the pandemic I received a violation notice from the city of Parma, OH regarding some external work that needs to be completed for my rental property.

With lease option give yourself at least 9-18 months to do the rehab and find tenants, to get the property cash flowing so that putting traditional financing on it would be that much easier, before you have to exercise your option (and gives you time to get past the current external market issues.) 

The added benefits for me are; 1) I am able to structure/replatt things in a way that gives me future flexibility to be able to sell the units individually or as a whole. 2) I can handpick an "opportunity zone" neighborhood as opposed to choosing between limited selections.

@Christopher Thomas you are installing safety measures externally for multiunit properties including lighting and external cameras.

For my winter projects, I add 10% to my timeline to external work and schedule in throughout the entire project instead of sequencing it toward one end.

I am inclined to keep the tenants in place during the external rehab.
