I will be making $55-$60/h by the time I’m certified at 21/22.I am also looking into side hustles to increase my income such as flipping cars, reselling etc.As of right now I have around 8k saved, and 5k invested in stocks.Obviously I cannot buy a property with just a few grand right now, but basically I just want to ask for any advice or tips you would give to me or your younger self when you started.I usually listen to audio books on personal finance and business while working instead of music to further my knowledge.Any sort of advice is welcome, books, podcasts, methods to learn about.

Strategies like rent by the room, mid-term rental, short-term rental, assisted living, and section 8, are ways people are making it happen.

For example, laminate and tape it to the back of each bedroom door, inside the upper cabinet closest to the refrigerator, in the laundry room, etc.Finally, inspect and enforce.

Depending on your hazards it could be as painless as a grand or two or we've done $40k+ lead reno jobs on properties with tons of hazards.

We do have a regional airport that provides connecting flights to Dallas but it is unreliable/expensive and they are unable to extend the runway to land  bigger commercial jets and don't have room to expand the common areas that would accommodate more customers.

The cheap homes may look great on paper, but the costs are always higher and tenants more problematic.Selling one property to buy two can make sense when you have equity built up and room to borrow more money.
