If you're just starting out I strongly recommend purchasing a small mulit family, like a duplex, and supplementing your living expenses by someone else paying for the mortgage.

I think wholesaling can be done by some, and be a good supplement of income for others, but its not for everyone.

If you are the buyer getting a mortgage on the property your lender will make sure title is clear and request those items be removed or corrected by a title supplement.
