IMO the analytical framework for bringing all of these elements together to calculate your returns is IRR (can google it) ... running some scenarios through IRR calculations will help you see how things can pan out in the long haul.

I believe in California you may be able to pool up to 10 people without registering but don’t hold me to that.Maybe my terminology is off here: basically the same way one would go to a family or friend to get a loan. in simple terms you have a 100k house to purchase as a flip, get a loan for 80k from your rich uncle -- this is clearly debt and NOT a security.my question is how would this work for a larger deal say there is a need to raise 500k in debt which would require more than one person lending the money...how do you ensure security to all the people lending and what is the legal framework for this?

Since I replaced all the siding, I was able to see the interior framework and replace all the wood that was showing any signs of damage.
