That said I like to be able to run year end reports with an estimation of tax liability so I can provide financial statement information to investors/etc.

I'm always looking for ways to provide value to my tenants while making our rental properties stand out & this seems like an innovative (and cost effective!)

I would like to pair or assemble a network other than the ones I have New Orleans ,LA / Baton Rouge . or In the financial district in SF, California.  

I am a newbie in this realm and looking forward to learning all I can in this endeavor of becoming financially independent.

(Due to some financial issues with him in the past, I'm not willing to cosign for him)  Would a rental agreement with the roommates suffice? 

So, the value is that an investor has zero financial risk on the front end and spends zero time creating the opportunity.
