For 2M, there's probably few areas where you might be able to find a decent 3/2 but if you are looking for good school districts in Palo alto or Cupertino, then you might have to shell out bit more for a shack. 

It's a large duplex in a good school district but needed a little work to make it look less dated.

You can most certainly protest the value of the property with the County appraisal district and a lot of investors win.

Capital Hill doesn't sleep, home of ANTIFA and has the same patronage/problems homelessness as the Tenderloin District in San Francisco.

Imagine me trying to go into the city, after working on late 1800's farm houses and building barns to value add, then going into the Museum district.

I really like the region known as the Intermountain west.As for Las Vegas, I have a townhouse near the Strip in what I would call a C neighborhood but it's zoned in a multi-use overlay district with high demand so I get good quality tenants and higher rents.
