Hi everyone,I’m exploring a unique development opportunity involving my property and neighboring parcels, and I’d love some advice on how to move forward.My neighbor is currently in the process of building 54 townhomes on the property directly in front of mine.

-Build a strong network in Detroit of real humans over a period of months, buy a better deal, hold it for 10+ years, weather early storms:  better chance for success.Even on that latter deal though, are you going to cash flow in month 1 or year 1 or even year 5? 

Of course there are other factors such as fees, but so far I have found those to be relatively minimal.

That can get you some money up front to continue to build your portfolio and it takes you out of being a landloard and puts you into the position of being the bank instead. 

- Depends on a variety of factors Also, as a real estate investor, can I write off 100% of the education travel for real estate, such as the Bigger Pockets Cancun conference?

There is a pretty decently sized parking lot literally less than 100 feet from that house.I am assuming it is part of the college and it is pretty far from the buildings so maybe you could get them to allow you to use it for wedding parking.
