I have been taught to back into the price on what it's worth to pay.I'm in Pierce County, WA.For me, if I have an opportunity at 40 townhome lots I am figuring probably 250-300k in all the soft costs and city/county review fees.

@Ben Azubuike it's technically too late to add anything else if you've already signed a purchase contract.You can try to negotiate with the seller for review of:LeaseRent LedgerTenant approval criteriaAt closing you also want acceptable copies of tenant's: DL, SSN, paystub, bank statement, phone & email.

There's language that covers all manner of possible issues, and it's 6 pages long, so I'm reviewing again since I'm looking to do MTR now.Considering I'd "only house-hack" right now for MTR, does anyone have advice about whether or not KeyCheck would be enough for all my house-hacking needs as an owner-occupied landlord, especially in terms of the leases offered and other necessary requirements (credit/background check, Docu-Sign, Online payment)?

If you’re running a MTR more like a STR, then you can decide to charge the full boat as agreed or, if you desire (possibly to obtain a good review) find a substitute renter for the period in question and credit the original renter.If, like me you operate a MTR more like a LTR just for a shorter period of time, you probably use a specific rental form provided by either the state real estate commission of the local NAR affiliate.

So learning how to take less time reviewing deals and striking them from the list quickly and for those that seem close, get to your price, offer it and let it be.I am a fan, personally, of offering my best and final right up front.
