I think it is insane (especially for newbies) to let Evolve type, or cohosts or property managers run your place, especially remote.

You can find 30% with a loophole if you shop around or 10% if you use Evolve but their occupancy tends to be a little lower.

Jay,It sounds like your criteria has evolved a lot over the years, and you have thought things out carefully.Right now, I see B class as lower risk in general (I'm sure there are always exceptions).

The market is changing and the gameplay in structuring a real estate deal has evolved.

I recommend finding a good local team, and DO NOT use Evolved! 

I have already evolved to listing criteria, then more complete criteria in an email when I send over an application, so prospects have another opportunity to review anything we talked about or might have missed before sending the app.
