Water, Power & Gas are all independent services and each deserves to be considered separately IMO.I have common water, but separate power and gas already, but consider:water is relatively cheap and constant each monthpower can be very expensive, especially in an all electric buildinggas is not bad, until the winter monthsI looked into adding AC to my units and the equipment+install was the cheap part; the sky fell in for the electrical upgrade (5k/apt).   

@Julie Kalar If you can be more specific regarding your Investment Objectives, people would be better equipped to share knowledge and information that is applicable, to your interests. 

Boards and management aren't always equipped to interpret these documents correctly which can result in owners bearing costs they shouldn't. 

I suggest equipping yourself with a good accounting software, and a good maintenance software.

Depending on the brand name of equipment, you may have parts-only costs of about $2000 for a bare bones unit and ducts to $4000+.I would infer as to the equipment brand name and costs. 

They can still move but are cemented more by heavy build out, electrical connections, equipment, etc.With office some more space will be taken up by new business starts in an upturning economy.
