NEVER tell an engineer/scientist "everything you say is an opinion".

Most of my friends who are all engineers very few invest in real estate because of risk and not having time or education in it.It can be really good or really bad - but my recommendation is both need to be comfortable with it.

Now, apparently after some improvements, the building with the parking garage has been deemed structurally sound and safe to occupy (based on an engineering report and formal subsequent notice from the HOA). 

Spouse, father, biotechnology engineer (by degree), water engineer (by experience), specializes in natural health, loves the world of personal development, and the world of real estate.- what am I doing here?

I am looking for a private lender to finance my rehab on an already owned, gutted property in a desirable neighborhood of the city (Upper Lawrenceville): demo complete, structural engineer sign-off, architect-approved design to move the stairs (which is not a small deal in Pittsburgh), and city permit.

I understand that a lot more goes into the equation but lets assume everything was done correctly ie: structural engineer inspected the property- repairs were done by a reputable company with a long term warranty etc.I'm basically asking do people fear foundation problems so much that they turn away from your properties regardless of how well the work was done/or what experts inspected it?

My recommendation is to hang out with Alchemy of Money for a CPA and Engineered Tax Services for additional tax strategy.
