As I've compared the two, I feel that the Fannie Mae Homestyle product is an easier process.

They should be given 2 to 3 years to do something like that given its harder to retrofit those in and its also much more costly to put in compared to new construction.Again, they've been going for 30 or 40 years with nothing and now expect everyone to just jump. 

Highlight nearby conveniences and any neighborhood growth to attract interest.Focus on framing the size as a bonus that buyers get more space and value for their money compared to smaller homes.

Vrbo has free price automation and analytical tools to compare the competition and see trends.

However, it's important to keep in mind that shorter seasoning periods often come with different terms compared to a a cash out refi with 6 months + of seasoning.

For example, South Cape has larger tourist destinations such as Cape Harbour, the downtown area, Yacht Club, Marina Village, etc, where there's really nothing comparable to any of those districts in the Burnt Store area.

The one percent and 2 percent rule ive never looked at ... cap rate is .. meh .. its there - what im most concerned with is the price of the home relative to comparables and cash on cash to start.   9)  I look  the other way if it is a multi unit that is not separately metered - thats always one of my criteria here in pgh as there are a lot of older homes and a good portion you wind up worrying about who will cover utilities.  

It's likely, you are being too tight on your comparables or not searching correctly.
