Weeks ago closed on tiny 300sf bldg on 1900sf lot in Pioneer Blvd area of Artesia.Went to city and county to pull bldg info and all they had was permits for electric, plumb, bathroom, signs, fence, etc but no actual blueprint or plans showing the building's interior dimensions and floorplan.Signed up at arcbazar to collect bids but instead they charged my paypal account over $500 for the project budget, in advance then put it on hold hours later, blocking any bids.

Some good questions in there most we have covered and is included in the Civil proposals we have been looking at. i thought the Architect and I would be primarily working together primarily on interior dimensions and then pass over the plans and have the architect work with the civil.Land has 15% covered by easement so we know only parking in that cornerand storm water management will follow neighbors plan likely as they have parking already set up.good point about barrier walls for either a trash bin surround, or for retainer walls for a drive in bay, correct?

If the house itself is constructed to code (lumber dimensions, insulation, electrical, plumbing, etc.) and shows well and is affordable to operate, it should not affect your rental rate.

@Tom W. my point is why can't the inspector simply say Brand name X bolt in so and so dimensions would be sufficient in this application instead of having to jump through hoops with everyone?

First I had a friend who owns a glass company build thermopane frosted glass to my dimensions, I then routed and built a complete frame out of PVC trim, if you notice, I made the inside ledge very slim so less water lays on it and people have no room to be storing bottles and other junk on it.
