Ultimately with the appreciation v. cash flow debate, what you truly want is IRR aka both.This deal swings way to the side of an appreciation play, which is enormously risky AND at a time when the market is pushing new heights.I grew up in California and witnessed the power of appreciation.

I will give a bit more information and maybe I can get a clearer direction:Strategies I am debating are the following: Buy small lot and have a local contractor build a 3ba/2ba basic/value house so I can resell.Buy a manufactured home, place it on a lot, then re-list it.Rentals, but it is difficult to find any house less than 120k in my area that isn't slums.

Because real estate is a relationship-driven industry and your netWORTH, is really made of your netWORK, I decided that the time value of building strong relationships sooner than later would pay dividends above the value of a single home purchase I would be able to complete over the course of a year (I know this is debatable based on how good the deal was).
