If there are nearby big-boy subs going in sometimes guys I know will go with those agents just to have a ready-made "in", i.e. that agent/agency is already working the subdivision so it's a natural push if they get someone that complains about cookie-cutter.2.

Based on your post, your operations likely include several things which would not be covered under a cookie cutter general liability policy. 

Selling houses is more of an art than a science as each seller, each buyer, each plot of land and each home is unique (unless you are in the cookie-cutter square box neighborhoods).  

They basically just unlocked the door and filled out a cookie cutter contract.

Many of your corporate title shops do not have attorneys in the closing office and are thrown for a loop when a deal is not a cookie cutter residential transaction involving an agent for the buyer and an agent for the seller with a big bank funding the transaction.  

I think high end might get it closer to the top of range, but these are cookie cutter houses with very little variation.

There is never a cookie cutter answer.
