Always let the seller know verbally as well as include it in the Purchase Agreement that they WILL be responsible for Title insurance and any related fees, as well as any back taxes owed.

Hey BP,I know this question has been asked often, but I've been struggling trying to find an investor-friendly insurance company.

This was my first investment property and I had a poor inspector who missed all the electrical and even though the roof had about 5 years left my insurance company made me do that.

I recently did one where the lender did allow it but that was because of our position as a great customer of the bank and our impeccable credit record.  

If you provide specific information such as the address, property purchase price and value,  credit, property rental income, taxes, insurance, experience, and Fico you should be able to get a term sheet detailing all the closing costs. 

Calculating these losses involves documenting the fair market value of the property before and after the disaster, adjusted for any insurance or other reimbursements.

Health insurance payments, Health savings account lots of options. 

Florida and Gulf Coast insurance should be a concern.
