It is time well spent to cultivate a relationship with these folks.  

It's great that you are learning because that's what it's all about, but you need to cultivate the ability to use resources wisely.

I'm not proposing that I am not interested in cultivating relationships, with agents, lenders etc.

I need to learn how to find and cultivate residential and commercial deals in a seemingly saturated real estate market.
