My goal is to accumulate cash flow over these next 13-14 years, which I would essentially consider "off-limits" until the day I walk off my last ship.

The tenant can ship stuff in storage and live in a motel perhaps.Presenting such an option may work some wheels to spin.

It's all a matter of if you are going to do the work wherever you land your ship.
