Sure, you can make more money in real estate in the more boots on the ground fashion, but it sounds like you'd be much better off looking for truly passive forms of investing as recommended above.

Start analyzing some markets, I would recommend places that you are familiar with and have "boots on the ground" in some way. 

Rather than giving this tenant the final boot, which undoubtedly will cost you (and him) an expensive turnover, why not ask him what he thinks would solve the problem?

However we believe that it takes some boots on the ground.
