Hey @Brad Pierce I use Rent Redi for managing tenants, collecting rent, sending reminders, scheduling work orders with contractors, etc. 

You must use a PMS and for the software to work you'll need to own the listings, which means you'll need to also collect all the funds, so owners' rents don't get deposited in the wrong account (Yes, Airbnb makes that mistake all the time!!).

There's some connection you have to this person with money who is looking to invest it short term and collect an x% return. 

They have rules and best practices about how we put these deals together which has collectively saved us from much of the pain being experienced right now in the multifamily space. 

I'm open to any advice and resources you'd recommend for beginners.

You could also ask for early occupancy so you can begin to collect rent and take all the holding expenses off their plate.

Luckily both sites collect the taxes for our place.Our little town did implement a 1% tax that I have to pay separately.
