The fast growth is good and the market is strong but you have to watch the market carefully and be ready to exit because the market seems to be following the same patterns as when it collapsed the last time.

Well I just reviewed the case shiller index going back to World War II.....and the only 10% drop in prices nationally I see is during the the recent financial crisis/housing collapse.

Hey All,I have a question for everyone who is currently involved and invested in the real estate market.With private lenders becoming increasingly prevalent in this market place, will there higher risk privately securitized mortgage notes cause the same collapse as the previous government backed securities.I see a lot of no income and no doc loans coming back onto the market, is this the writing on the wall that we should all be aware of?

TD and BMO are the worst..20k a unit you getting a 1890 built that is ready to collapse..LOL   But I have to say tenants paying with Interac E transfer is a whole lot better and convenient vs the options in the US..
