Hey community,Just curious if everyone replaces the double thermal pane assembly in a window if one of the panes has a relatively minor crack in it?

Since then, I've been crash-coursing on my real-estate education, assembling a team, creating an LLC etc..

[despite everyone telling me that as an investor I need to assemble a great "team" to handle all this stuff for me]   And also make sure you're aware of all deductions available to you because some accountants may just assume you know and will provide to them....for example, when I moved to a no-income-tax state and got a new supposedly highly-recommended accountant, he never told me I could deduct certain sales taxes (new car etc).Would love to find an accountant like @Natalie Kolodij that would actually sit down and walk through taxes with me every step, but that has been hard to find, at least for a reasonable price. 

That last option isn't ideal and it would take us assembling a team prior to locating a property but it could be the most beneficial because of the potential for equity.....

I renovate using a small stable of handymen, cabinet makers and specialists I have assembled through personal relationships, then I find outstanding tenants whose monthly payments will put me at break-even or better.
