Keep in mind, the transactional costs of selling a property in Philadelphia with the high transfer taxes and brokerage fees (althoug these are expected to be reduced in light of the landmark NAR settlement that occurred yesterday), adds additional transactional costs, especially in instances where the home was purchased as recently as last year as is the case with your home.

Start complaining and take it as high up as you need to go until these brokerages take you seriously.

I have great recommendations for another member in my brokerage who manages over a 100+ airbnb's.

I know that some brokerages carry products that honor and recognize ADU's but some will follow a "best and highest use" and consider the property itself a duplex after all that work.

You can even find discount brokerages that will charge 1% or even as low as $500.Just remember: you get what you pay for.

I am a new agent that is currently not working under a brokerage.
