Has anyone worked with a lender who has actually closed an FHA, VA or Conventional Energy Efficient Mortgage?

I stopped for a while to do life coaching and energy work, and then I met a guy who was a broker that wanted to get more into the development side so we teamed up with his dad, a lawyer, and started up.As things have progressed, I am now finding lots of deals, and as it turns out, the guy I am working with is not really delivering the investors like he said he could/would so I am learning that part of the process now too as most of my deals sit quietly on the sidelines.

We will also birddog the best opportunities on the contracting side so i figure we can boost out hourly rate up to at least $100/hr (from 80), and jump from the build to contract jobs to take advantage (we have our own heavy equipment and dump truck).

My tenants pay for their own utilities, and I own homes in Memphis, TN, but I was wondering if this was a solid strategy for tax benefits and energy conservation or to see if anyone else does this for their rentals. 

I did purchase the course about a year ago but quite honestly it's just been sitting around collecting dust because I really didn't want to invest my time and energy into something like this that I wasn't 100% confident about.

The point is to create more damns to cross to get to you and more time, energy and expense of the person suing you.

Ultimately, does anyone really ever set out to do real estate as a minor part of their life's ambitions and succeed in it as a side hustle that they spend a carefully limited amount of their time and energy on?
