Have you tried to offer one of the tenants a $bonus to move out?

Any tax advantages are merely a BONUS side product.The way I figure it, the OP should still be up for more tax each year than if he fell for the trap of investing into negatively cash flowing properties PURELY for the tax deductions and hope of future appreciation - but, not NEARLY as much extra tax than if he hardly leveraged his investments at all.

I am interested in buying a duplex but a bit confused how the "bonus" duplex that is also on the same lot will work in regards to financing.

Its a Triplex with an unfinished bonus room with possibility of making a studio rental.Current Income: $2755Mortgage Expense: $2600Current mortgages total $349K  (1st+2nd)Owner is open to creative financing.  

Folks have their bonus checks and going under contract then means the kids are ready when school lets out to start in the new area.  

Another idea was offering a bonus for coming under budget but wanted to see what amount of money would make most sense.

I always say appreciation is an added bonus.  

The appreciation is a bonus but not what we are looking for.
