Pretty much everything is negotiable in real estate.Loan Origination is how much the lender is going to make on the file (if direct lenders: this is typically a junk fee; if brokers: this is your loan officers compensation).Points: this is the cost for the rate itself (if direct lenders: this can be negotiated, as they manufacture the rate sheet with profit baked in; if brokers: the rate is the rate, you are getting bottom of the barrel pricing).Credit report/appraisal: these are the actual costs -- no money can be made.

The NAR does not affect listing agent but it does affect the listing agent.I don't think massive new FSBO but I predict lot more flat fee buying agent if buying commision is not offered.

Maybe offer the Agent a flat fee for helping if the Seller isn't willing since it's a FSBO.

So, for those utilities its usually better to either include them in the rent (if they are flat fee) or possibly to bill them back (if based on usage).

Also, full disclosure - I have utilized creative financing & transaction structures (installment sale transactions, had the seller take back 2nd position notes, baked brokerage fees into the agrement of sale in off market transactions to name a few), so I am not opposed to it, but they were utilized in very unique and circumstantial land entitlement transactions.
