I am in the same field, and I got into real estate and think it works fairly well with education (if your job has some flexibility like mine)...I can recall spending like a hundred grueling hours fighting over half someone's deposit in the legal aid office and stalling the eviction an extra week or two on technicalities (a noble cause for sure), but they still, of course, were evicted eventually with no money.

It feels like insurance companies are making easy money (low low low risk) with umbrella policies which is further aided by higher auto insurance premiums in my particular case.I could increase my primary residence liability coverage at a much cheaper rate than having the separate umbrella policy.

I agree with the others that you should hire an attorney to aid with the eviction process.However because you only have one rental property it seems like a huge waste of money to hire a property management company.
