If you're looking for cash-flowing property -- you'll want to look in a market that supports that the most, the same goes for if you're looking for long-term rentals or appreciation. 

That would be like claiming people should ignore speed limit signs because they don't advertise the road, traffic or weather conditions.

@Grayson Chao look up WAREI on Facebook as that is a big active group of local investors and a number of meetups get advertised there. 

Specifically, something where we as agents could network with each other, vendors who support our business, and also investors in the BP community.

We have used Axis products before, and they have great support/installation services.

@Rajagopalarao PaidiRecognize time is also money if you are financing it and I have found without an agent will take longer to sell.Also are you local where you could manage all the showings, advertising etc?

But unless they advertise the seller finance (and be careful as most are really bad deals), then you'll need to talk them into it.

It's hard for me to imagine suburban office / retail getting hit harder than it already has, and a small building for small companies in the services field feels interesting to me - right now that's a "Feel" and I have to wrap my head around whether data supports this hunch or not, but I do at the very least like the fact that office has been hit so hard, and seems to have no net new supply coming online. 

@Jason Stofer if you don't have a support structure to tap into... the unhappy answer is that there is no short cut. 

Have the agent video everything, just in case tenant is there and causes a scene or refuses access.You will either get the work done or have a video supporting your eviction.
