Like Cozy, PYR.com uses ACH to deduct rent payments directly from a tenant's bank account.While I've never used Cozy, I have used other automated rent payment services.

@Matt Bishop  I don't know what kind of account you have at bank of america but those I believe would be ACH transfers.

I just read it through and it addresses a good amount of head aches and benefits associated with basements.

I always have my cleaning people go through every drawer, cabinet, medicine cabinet, appliance and anywhere else trash or pests (or pest feces) could be to make sure everything is cleaned out prior to them moving in.

I would recommend an ACH service.

@Jessica CooperI have Wells Fargo near me (closer) but left them for chase as I have found sending ach and bill pay and the chase interface a lot better than wellsIf you have a local branch how they treat you can be a big deal.

The PPR fund pays via ACH every month, including a pro-rated payment for the portion of the month when I invested. 

We monitor the progress as a percentage of the total tasks and pay for the progress made by ACH transfer every Friday.

Upload Lease to Cozy and setup ACH payments through Cozy.coIt would be great if Cozy could handle the entire process, but they only seem to really work for the credit report/background check, and setting up automatic payments.

If so, you can legally charge either one OR BOTH of them.The only thing I see to question:  who initiated the ACH?
