I'm not wealthy enough to do it alone and I was wondering if BP has designated a charity to support.

AS you state a 4k turn over just ruined 1 to 2 years of cash flow you will never get back and it just gets worse.Suggest you look long and hard at exiting and getting into a situation in Memphis were your rents are well north of 900 and cash only with those that actually qualify.... other wise you will continue to provide housing as a charity  IE your donating your money to house someone who really does not care... remember what your usually dealing with here and why you have this damage..

And YES its all about the money , Its a business , not a charity  

I felt bad about the deal but I'm not a charity and I had to evict her.

If there's not enough equity- it doesn't make sense to buy it unless you are running a charity.

They knew I was not operating a charity in buying their home - they knew I was going to make money, and they were thrilled for me.

However, if a third-party telemarketer is calling on behalf of a charity, a consumer may ask not to receive any more calls from, or on behalf of, that specific charity.

It's a business not a charity.

But I'm not running a charity and it isn't my fault that life dealt her a raw deal or she planned poorly for her future or some combination of both.
