Some of my clients in this scenario literally just pick-up the phone, tell the seller of their specific property they are interested and they are well qualified, and see if there is some kind of fit. 

Thankfully I picked the right sponsor LOL.

The important things to consider about HOA fees is that they usually include some utilities: Water/Sewer, Trash, sometimes shared amenities like gym, clubhouse, pool, and they are saving you the time and headache for property maintenance: lawn care, tree timing, roof, siding, etc.

That’s because it can include renting furniture and decor to more fully transform a space.How Do I Know Which One To Pick?

There is a lot to understand, so pick up a good book. 

Utilities, including common area will also be different.

We will see more investors walk away because the properties aren't performing well, but other investors will pick them up and the quantity will remain high.Rates are anyone's guess.
