As a mother and investor , I don't believe in a specific age for wear and tear since younger children may do something like write/draw on the walls and a teenager may punch a hole in a wall out of anger.

Family 2-newly married older couple, she has custody of her teenage niece and has been raising her since she was a baby.

If possible, run a criminal check on not only the signing tenants, but any teenage kids they have as well.  

Not all teenagers are bad.

I know wholesalers get a bad rap (which I believe is due to youtube gurus saying how easy it is and you wind up having teenagers locking up preforeclosures with no idea what they're doing), but the ones worth their salt are definitely earning their assignment fees.
