For those who are running successful Section 8 businesses out-of-state, did you start in just 1 state or if the opportunity made sense would you purchase the property regardless of the state?

The short term rental business has been fine, up until this month where I saw the lowest bookings since opening.

Need some honest input and insight on if I should go that route or just go the traditional route.

Just be careful buying in a C-D class area that needs repairs.

I have recently just purchased my 4th investment property all in my name and have accumulated a DTI of 45.9%.

Sounds like she has a loan on the property still so the only way to get the deed into your name is to have the loan paid off like normal. unless she has an assumable FHA loan.
