With our rural site situated midway between the DFW Metroplex & Austin off I-35 with easy access from San Antonio & Houston as well as cross-country travelers and even international visitors from Europe, Canada, Australia & Israel, drawing guests was NOT a problem. 

I had zero training, read zero books, and didn't paid for any courses.Someone, miraculously, I was able to navigate it :-) 100% its not rocket science, some are paying up to 7k to " learn  "WOW, I should start charging , LOL.

@Edwin Saldivar This is exactly what I do with new construction duplexes in central Houston except we don't plan to live in them and we use DSCR loans to pull the money back out.

We have worked with investors from Jersey to Houston to Oregon.

I've watched the prices rocket up and read about all the west/east coasters investing.
