Basically you could view it as fishing in the 87% pond or the 13% pond . . . it's possible to sell in either pond, but in a shaky environment I would fish in the surest one.Also, in this example your net proceeds would be the same; I'd welcome the opportunity to have their agent do the heavy lifting if it isn't' coming out of my pocket.

Again, my realtor recommended two or three attorneys and I selected one who was local, owned rental property, and had similar interests (likes hockey, golf, fishing, etc.).

If its in the ballpark of a decent deal, write up an offer and fish out the rest of the financials.

And I think you are spot on - getting deals from the MLS is a little bit like catching fish with your hands, you have to be quick and firm!

There could be winter activities nearby that attract people such as ice fishing, snowmobiling, etc.I also discovered they had variable rate pricing depending on which dates and if you stay 1 -3 nights or less in the high season, they limit stays to 1 week minimum, Friday to Friday, to minimize turnover costs, etc. 

It was beautiful, deep, concrete lined, lots of fish, big circulation pump, leaf strainer etc and it was a lot of work and studying a variety of stuff.
