Trying to keep my finger on the pulse with what rents are doing in different areas. 414 5th St in Sparks has been on the MLS for some time now, it seems like one would be able to get it to cashflow if you could get the $2k for the front house and something in the $1k+ range for the rear unit?

Not all money is good money" Maybe, you can net $40,000 and maybe not, but then you have travel expenses, need to pay for a motel if you don't have a place to stay and you are probably looking at $5,000 to $10,000 you need to take off your $40k profit even if you can make $40k and without serious numbers you will be investing blindly and the 'cross your fingers' business model. 

I'll have many actual (non-depreciation) expenses over the next month for a make-ready on a new purchase tomorrow (fingers crossed).

I think it's easier by the apartment as the students know each other living in the same place and there won't be finger pointing should anything go wrong when  you rent out by the room to random students.
