As I mention in my introduction, this is a new field to me after retiring from the military and although I am very comfortable  and proficient in what I do, I am seeking improvement.

I know how to swing a hammer, and work some basic tools, but I know I'm not proficient in construction skills to take on my own flip, or likely join someone else's crew.

Focus on the basic tasks like how to crunch the #'s first, become proficient, and then gradually work to build your own systems.

Only thing that does is your attitude and proficiency at the job at hand.

CA requires contractors take a written proficiency test for their respective trade. 

Once you are proficient in both, you will know exactly how to apply that money to make sure it ends up working for you and not against you.

While there are a number of nuances to real estate, you don't need someone who does it only real estate in order to receive excellent service - there are massive areas of overlap between normal day to day operating businesses and real estate that a proficient business tax professional can navigate with ease.

I'm really excited to be a part of this community, and am eager to learn, grow, and add value to this space.I'm interested in becoming a source of quality leads to investors in my market, gaining proficiency in online marketing through Facebook and Google, and building my personal portfolio of rental units.

If a successful real estate investor has the knowledge, proficiency, and professionalism I desire–why would I not seek them out?

The variables (in my order, most important to least) are your experience, stability and efficiency of your systems, proficiency with "good" property management software, portfolio makeup, and how well you vet your clients.
