Look up 'allodial system' What types of rights may be held, whate is estate, freehold, fee simple, absolute, qualified fee and the fee tail?

Looking at a foreclosed house that has a leaking roof and has been that way for about 2 years, the rafter tails in a few of the leaking spots look rotted, not terribly, but a good portion of the ends have that black rotting from water damage.

The 2% rule is a fairly tail here and the 1% rule (same as 2% just different number) is hard to find.
