As others have said, I would stick with local, reputable roofing companies and not the pass-through companies that offer to do it cheap.

University Circle is not run down & not that cheap. 

Lead Sherpa is a quality program, but its not cheap.

Why not keep buying out-of-state in other areas of the country where properties are still relatively cheap but still appreciating a ton. 

My cash flow will continue to increase and in a few years I will have cash flow that cheap markets can only dream aboutUnlike most responses, I believe there is not enough info for me to state an opinion on keeping or selling your existing property, but $800 negative does not necessarily imply to me that it should be sold especially in a market that has appreciated 35% in the last year. 

Some places have pretty cheap housing and maybe even free housing in smaller or more rural cities. 

Cheap is not always better. 

Even back then there were a lot of high rise hotels where you could get a decent condo-style room with hot water, cable tv etc for really cheap ($15-20USD/night).

Additonally, purchase price points are cheap - you can still find $120k-$180k deals here in Columbus.
