Those cheap areas look good on paper until realize how high turnover costs truly are.

I guess I am thinking of cost per year of service as my primary metric.Without knowing anything, the EverSeal product looked like it might be cheap to install as it looks like just spreading a thick liquid across the roof.

We are doing fresh primer and paint and removing any carpet.I see cheap ozone generators on Amazon - give or take $100. 

I tend to favor 39212 and 39206 because properties are still relative cheap and the ROI is high.

As a new property manager I’d like to be on top of that if someone asks me, what I suggest would look the best and be the best in their rental units.I had an awesome property manager who would buy the modern nice looking flooring in bulk so when his owners needed to rehab a unit he sold them the modern vinyl plank flooring for cheap.

They are pretty cheap ($80/month) and I have had good luck with them funding qualified tenants.

Even retirees get raises to their Social Security and usually pensions as well.  1/2) I rent from my brother in law right now a 3br/1b for $1,300 and that is considered very cheap for Connecticut.  

We could get more traffic by lowering prices but I'd rather have the property vacant than cater to the cheap-as-can-be crowd. 

If rent is cheap buy an investment property.
