There are some pretty cost effective options already in both of these spheres, IMO: Placester for agents, Investor Carrot or Lead Propeller for investors.

Someone lighting a fire under your butt or dangling a carrot shouldn't motivate a human adult.

I hate that I tried to chase the carrot trying to think investing in a real estate note would be easy and stress free, but I would rather take investing in my own backyard and controlling costs/screening tenants. 

In many cases, the demand letter alone will get the dialogue going, but sometimes it takes the full combination of carrot-and-stick approaches to get the conversation started.

We are mostly growing tomatoes, potatoes and carrots but this year planning to to grow an orchard consisting of fruit trees.

If you want to talk to the farmer who grows the carrots you might buy, don't talk to the the produce clerk at Kroger's.
