It took three years of ramp up and special properties (we were on water with both and put boats on lifts in the back yard and rented them as well). 

You could pay off sooner, but I'm mentioning this because we're sort of in the same boat in terms of financing. 

Most agents dont want to rock the boat once the transaction has started.

and of course many had 75k worth of cars and a 50k RV in the drive way maybe a boat.. .LOL.. just cant manage credit.. 

Think of it as a legal wrapper but in reality it is legal document that looks like a contract which you design with an estate attorney and you will fund it with assets such as cash, brokerage accounts, cars, boats, real estate, etc.

Thought of checking around with other investors who possibly are in the same boat.

Might be a good place to get neutral advice and network with other people in the same boat. 

Some people drive SUVs and have motor boats.

These numbers are not great but for this area I think they're decent.Also I know that I bump rents in at least 2 of the units, and rent out the garages separate, and maybe even rent out some of the land for boat storage etc.Also the icing on the cake is my long term strategy, which would be to tear down the existing SFH and garage and build at least 4 more 2/1 units.
